In addition, the condo converter usually borrowed funds to purchase the condos plus upgrade the condos, as well as improving the existing amenities. As a result of the declining real estate markets, the remaining condos in a broken condo project were unsold (at or near the original values). Also, there is no short term expectation that prices will rise sufficiently even to pay off the remaining bank loan or even the condo converter’s original purchase price (per unit). As a result, this presents the opportunity for Optimus to purchase bulk number of units (often controlling a complex, retain the sales office on site as a consequence of partial assumption of the declarant’s rights, at the greatly reduced selling price of the units.
These properties go into the fund with absolutely No lifts or mark ups of any kind.
